Hi there,

We’re looking for a genuine, social, friendly, tidy, and clean individual to join our welcoming home. We have a large double room available in our three-bedroom garden house.

### **About the Room**
The room will come with:
- A double bed
- Two chest drawers
- A beautiful Victorian mirror above the fireplace

(Please note: The current setup in the pictures includes a king-size bed that will be replaced with a double bed when the current tenant moves out. We’re flexible and can bring in additional furniture if needed.)

### **About the House**
We pride ourselves on maintaining a clean, smoke-free home, smoking is allowed in the garden only. This isn’t a student accommodation or party house but more of a respectful, cozy home vibe.

Council Tax is band D and bills are about 100 ish each depending on the usage.

- **Shared Spaces:**
- **Dining Room:** Includes a dining table, TV, and a collection of board games.
- **Bathroom:** Spacious, with both a shower and a bath, renovated in February 2023.
- **Garden:** Massive outdoor space with a table, dartboard, hammock, and bonfire pit. It’s regularly maintained by us and it is perfect for relaxing, specially in summer times.

- 1GB Super fast Fiber Internet
- Laundry room

### **About Us**
I am a working professionals who is very friendly, super clean, easygoing, and love to keep our home tidy. I'm social and also tent to keep to myself and be respectful of others. We also share our home with two adorable and friendly cats, so being cat-friendly is a must! They usually outside protecting the garden or sleeping. Unfortunately, we cannot accept additional pets.

Our house is conveniently located:
- **4 minutes’ walk to a big Sainsbury's and the Broadway, 5 minutes to Lidl*

- **2 minutes’ walk** to bus stops with routes 207, 483, E3, and E8 heading towards Central or other way.
- **15 minutes’ walk** to West Ealing Station (Elizabeth Line) and/or Northfields Station (Piccadilly Line)
- **15 minutes by bus** to Ealing Broadway Station (Elizabeth, Central, District lines, and GWR rail line)
